Welcome to the final update on our Major Works Investment Programme 2024/25 and a look forward to the launch of our exciting plans for 2025/26.
We are nearing the end of the financial year, and it has been a productive and positive period with the team completing surveys and planned investment works to over 76% of our homes.
Firstly, a big thank you for supporting our Stock Condition Surveyors. This year we were expecting to complete surveys across 46% of our homes, however, this is now forecast to achieve a fantastic 60% by March 2025, and 100% by March 2026. The data gathered from the surveys is vital in planning for repairs and future investment programmes, as well as identifying any urgent repairs or health and safety hazards.
The Pembroke Street Refurbishment tender is due to close this month. The joint resident and staff evaluation panel will meet to review, assess and score the submissions in early April, with the final successful contractor expected to be announced in May.
We are also delighted to announce that our new kitchen supplier will be Howdens and the kitchen programme will commence in 2025/26, via CLC, our main contractor. All residents due to receive a kitchen between April and June 2025, will receive letters shortly.
Milestone are continuing to complete this year’s roofing programme with over 190 now complete, and external maintenance and redecoration works have been carried out on over 1900 homes.
Our drive to deliver EPC C ratings continues, ensuring we support the creation of homes which are warm, healthy, and free from damp. The current contractor, LCX, has found it challenging to deliver this work mainly due to access issues. We understand there is some disruption caused during the installation of the new loft insulation and lighting however we can assure you that the benefits will assist in reducing running costs and improving your environment. Over 130 residents were due to receive upgrades by the end of March 2025, this is not expected to now be achieved.
This year, we have completed planned maintenance works to over 1900 homes, covering external repairs and decorations. Feedback through the year has identified an issue with the current house numbers installed to the front elevations of your homes with many comments received that these are no longer fit for purpose, un-attractive and result in staining. During February 2025, we have worked with residents in Ham Drive and settled on a new sign. The initial results have been very positive with residents stating: "we’re very impressed with the new signs fitted to our house, much better than before".
