Major Works Investment Programme: June update

To ensure everyone has a high-quality affordable home, it's vital we look after the places we already own and invest in our communities to keep our homes safe, comfortable, warm and dry.

Every year, we have a major works investment programme to refurbish and upgrade our homes and blocks, decarbonising more properties to help reduce energy bills for our residents.

The main focus of the investment programme is making sure all our rented homes are maintained to the Decent Homes Standard which is a technical standard established by the government for social housing. As part of this, we will be carrying out a range of works including mechanical and engineering, planned maintenance, refurbishment works and completing Energy Performance Certificate (EPC) Assessments across all homes.

This month we have shared our first update on our Major Works 2024/25 Investment Programme, and we are committed to sharing news and updates with you at least every three months, as well as offering the opportunity to join customer engagement opportunities throughout the year.

 

June update

 

Working with residents, we have started our new kitchen procurement process with the Invite to Tender (ITT) which went out to the market in April, and this month both staff and trained residents will work together to evaluate the submissions. This work is expected to commence in our resident homes in Autumn 2024/25.

Our new bathroom procurement process has also commenced, and the ITT is out to market, with joint resident and staff evaluation due to be completed later this month. This work is expected to commence in residents homes in Autumn 2024/25.

We have also started a new electrical rewire programme, which is being delivered by our own in-house engineers. This is currently being completed within our void properties, but in future years this will be rolled out to occupied homes.

The final procurement exercise for 2024/25 has started for our window replacement programme. The Invite to Tender process has commenced and we expect to be completing these new installations during the Winter 2024/25.

These new programmes will cover all of our rented homes, and we will be in touch with you as soon as we have agreed plans with our appointed contractors, including information on how this will impact you.
